Book an Energy Performance Certificate for a house, flat or rental property with clear size-based pricing. An accredited EPC assessor visits the property, completes the energy performance check and lodges the certificate on the official register.
For homeowners, landlords, estate agents and letting agents across London.
Our live domestic EPC prices are based on the number of bedrooms.

The instant quote checks the property postcode and asks whether the address is inside the London Congestion Charge Zone. Review the full quotation and any additional charge before confirming the booking.

EPC explained
What is an Energy Performance Certificate?
An Energy Performance Certificate, usually shortened to EPC, shows how energy efficient a home is. It gives the property a rating from A, the most efficient, to G, the least efficient. It also records estimated energy use and recommends improvements that may reduce energy demand or improve the rating.
An EPC is normally required when a home is built, sold or rented. The seller or landlord must order one before marketing if the property does not already have a valid certificate. Most EPCs remain valid for 10 years, unless a newer certificate is produced for the same property.
You can check the official register first. If a valid EPC already exists, you may not need to pay for another one. A fresh assessment can still be useful after significant improvements if you want the current certificate to reflect them.
The same core EPC requirement applies to many types of domestic property, but the assessment reflects the individual home.

EPC certificate for a home or house
The assessor records the construction, dimensions, exposed walls, roof, windows, heating, hot water, lighting and other relevant features. Extensions, loft conversions and different construction ages may need to be measured and recorded separately.
02
▦
EPC certificate for a flat
For a flat, the assessor may need access to the dwelling, heating and hot-water systems and any relevant evidence about insulation or communal systems. Tell us in advance about concierge access, parking, keys or restricted plant areas.
03
⌑
Landlord EPC certificate
Landlords need a valid EPC when it is legally required for a letting. Privately rented homes covered by the current Minimum Energy Efficiency Standards in England and Wales generally need a rating of E or above unless a valid exemption applies. Energy standards are an active policy area, so landlords should check the latest official guidance before a new tenancy or major investment decision.

◇
EPC certificate for estate agents
Estate and letting agents can request an EPC for one instruction or several properties. Send the address, property size, vendor or landlord contact, access contact and preferred deadline. The final certificate can be shared digitally for the property file and marketing process.

What does an EPC assessor check?
The domestic EPC assessment is a visual, non-destructive survey. The assessor records evidence that affects the energy model, which may include:
◎
The assessor will usually take photographs as evidence. They do not normally drill into walls or lift fitted floors. If a feature cannot be seen and there is no acceptable documentary evidence, the assessment methodology may use an age-based or default assumption.
01 Property age, type, construction and measurements
02 External walls, roof, floors and any extensions
03 Loft, wall or floor insulation where it can be verified
04 Windows, glazing and external doors
05 Main and secondary heating systems
06 Heating controls, hot-water cylinder and insulation
07 Fixed lighting and the proportion of low-energy fittings
08 Solar panels or other renewable technologies where present
Before the visit
How to prepare for an energy performance check
You do not need to redecorate or empty the property. A little preparation can make the visit smoother and help the assessor record supported improvements accurately.
≡
Receipts alone may not always prove the specification of hidden work. Share any evidence before or during the visit so the assessor can decide whether it meets the methodology requirements.
Make the loft hatch, boiler, hot-water cylinder, meters and relevant rooms accessible.
Find building-control documents, insulation guarantees, window specifications or other evidence for improvements.
Tell us about extensions, conversions, solar panels or unusual heating systems.
Make sure the access contact knows the appointment time.
Advise us of parking, concierge, alarm or key-collection arrangements.

Understanding your EPC rating
The certificate shows the current rating and the potential rating that could be reached if the recommended measures were installed. Recommendations are modelled suggestions, not a quotation or a guarantee of savings.
Read the recommendations in context. Low-cost measures such as lighting or controls may be listed alongside major upgrades such as insulation, glazing, heating changes or renewable technology. Before spending money, obtain appropriate technical advice and check planning, building-control, leasehold and funding requirements.

Looking for a cheap EPC certificate in London?
Price matters, especially for landlords and agents managing several properties. A cheap EPC certificate should still be produced by an accredited assessor, based on a proper visit and lodged on the official register.
When comparing an EPC cost, check:
Whether the price covers your property size
Whether VAT, parking or congestion charges are extra
Whether an in-person assessment and official lodgement are included
When the appointment and certificate are expected
Whether you can contact someone if property details need clarification
CertifyEPC publishes its bedroom bands so you can compare the real price for the property, not only the lowest possible headline.

Postcode-led coverage
Local EPC certificate provider across London
Our postcode-led service covers homes across Greater London. Whether you need an EPC assessor near your home, rental property or estate agency branch, start with the property address rather than your own location.
The outward postcode helps us check coverage and identify travel considerations. If the preferred date is urgent, tell us at the start and we will confirm whether a suitable appointment is available.
An EPC is generally valid for 10 years, or until a newer EPC is produced for the same property. Check the official register before booking a new assessment.
How long does the assessment take?
Timing depends on the size, layout and complexity of the property and on access to relevant areas. A straightforward flat is usually quicker than a large, extended or unusual house. We confirm a practical appointment window before the visit.
Can an EPC assessment be completed without access?
No. The assessor needs to visit and inspect the relevant parts of the home. An owner, tenant, agent or authorised key holder can provide access.
Will the assessor tell me how to get a better rating?
The EPC includes modelled recommendations and a potential rating. The assessor can explain the document, but detailed retrofit design or cost advice is a separate service.
Do I need a new EPC after improving the property?
Not automatically. A valid EPC can continue to be used, but it will not update itself after improvements. You may choose a new assessment if you want the certificate to reflect the changed property.
Is an EPC the same as an EICR?
No. An EPC assesses energy performance. An EICR inspects and tests the fixed electrical installation for safety. Landlords may need both for different reasons.
Can CertifyEPC help with several properties?
Yes. Estate agents, letting agents, landlords and portfolio managers can send a property list, access contacts and target dates for a grouped quotation.
