The normal validity period
A commercial EPC is normally valid for 10 years. During that period it can generally support more than one sale or letting, provided it remains the relevant certificate for the premises.
Use the official register to confirm the address, report reference, assessment date and expiry. Downloading the registered copy is more reliable than relying on an old email attachment.
When a new assessment may help
A landlord may commission a new EPC before expiry after material changes to the building fabric, layout or services. A more favourable current certificate can assist marketing and MEES planning, while an outdated pre-improvement certificate may not reflect the premises.
A transaction involving subdivision, amalgamation, shell-and-core works or changes to separately occupied parts can create a different assessment scope. Discuss the configuration with an accredited non-domestic assessor.
Build renewal into asset management
Record EPC expiry dates alongside leases, gas checks, electrical reports and planned maintenance. Start early for complex buildings so floor plans, plant information and safe access can be arranged.
If the current rating is F or G and the property is let, renewal is not the only question: review the non-domestic MEES duties and any registered exemption.
