The official document is a Landlord Gas Safety Record. "CP12 certificate" is the familiar industry name and a common search term, but CP12 was the name of an older form.
The record shows the annual safety checks completed on the gas appliances and flues that the landlord owns and provides for tenants. It identifies the property, appliances, engineer, inspection date, any safety defects and action taken.
The record is not a guarantee that an appliance will remain fault-free for the next year. Landlords also have a separate duty to keep relevant gas pipework, appliances and flues maintained in a safe condition.
