A warehouse EPC decision guide for owners and agents: heating, cooling, offices, unit boundaries and evidence for a low-energy-demand exception. This guide is written for practical decision-making and links to the sources used for verification.

A warehouse label is not an exemption

Two units on the same estate can have very different energy arrangements. One is a largely unconditioned storage shell; the other has heated pick-and-pack space, cooled offices and a mezzanine. Calling both a 'warehouse' does not settle whether a commercial EPC is needed when either unit is sold or let.

Government non-domestic EPC guidance includes low-energy-demand industrial sites and workshops, including some storage and warehouses where the air in the industrial space is not fully heated or cooled. It also recognises limited local heating or cooling at workstations. The actual use and conditioning of the space matter more than the building's marketing description.

Map the space being transacted

Ask whether the sale or lease covers the whole building or a separately used unit. Mark the warehouse floor, offices, welfare rooms, mezzanines and any separately controlled areas on a plan. A heated office attached to a low-energy store may change the assessment boundary or the advice about an exception; it should not be concealed under a single floor-area figure.

Provide details of heaters, air-conditioning, ventilation, lighting and controls, including systems fitted by a tenant. The assessor can then establish the correct scope and whether an accredited non-domestic assessment is appropriate. For a complex mixed-use or partly conditioned building, request a scoped answer before advertising an EPC exemption.

  • Whole building or just one unit being sold or let?
  • Which areas are fully heated or cooled?
  • Are offices or other rooms separately controlled?
  • Are floor plans and building-services details available?

Check an existing certificate and the letting position

Search the official register before commissioning a duplicate assessment. A commercial EPC is usually valid for ten years unless a newer certificate replaces it. If the premises is being let and an EPC is legally required, the separate Minimum Energy Efficiency Standards may also need consideration. Do not use a possible EPC exception as a shortcut to deciding the MEES position without property-specific advice.

CertifyEPC can arrange a commercial EPC enquiry for a London warehouse or industrial unit. Send the postcode, total area, plans if available and a simple description of conditioned and unconditioned zones so the right assessor can confirm the scope and quote.
