Separate immediate danger from planned correction
A C1 observation requires immediate safety action. C2 and FI observations also require urgent follow-up. Ask the inspector what has been made safe, what remains energised and whether occupancy or use needs to change before remedial work.
The report should be sufficiently clear for a qualified contractor to scope the next step. Further investigation can be needed before a final repair price is possible.
Landlord deadlines and documents
For rented homes in England within scope, required remedial or investigative work must generally be completed within 28 days or any shorter period stated in the report. The landlord must obtain written confirmation that the work is complete and the installation is safe.
